What this tool is
Deal Desk is a research and screening aid for US tax-deed and lien investors, starting with Broward County, Florida. Enter a US property address or a Miami-Dade or Broward folio or case number, confirm the parcel, and review available public-record information before considering a bid or offer.
The page may display recorded liens by category, including tax, mortgage, judgment, HOA or condo, municipal or code enforcement, construction or mechanic's, and other recorded liens. It may also display tax-deed sale status and opening bid. Each status identifies its source and when it was checked, when that information is available.
The page is currently free for Miami-Dade, Broward, and Palm Beach, Florida. Other US counties may be requested, and several counties outside South Florida are not live.
What this tool is not
This page is not a title search, title commitment, or title insurance. It does not determine lien priority or current payoff amounts. It is not a legal opinion or legal advice, appraisal or valuation, credit or background check, or investment, tax, or accounting advice.
A recorded amount is not necessarily the current payoff balance. A linked release is evidence to review, not a determination of lien priority or enforceability. A parcel match is not a lien check.
Using this page does not create an attorney-client relationship with Igor Ganapolsky, Max Smith KDP LLC, or anyone associated with the business. The business is not a law firm, title agency, brokerage, or licensed appraisal service.
Sources and coverage limits
Parcel, unit, and owner lookups come from county property appraiser systems at search time. Broward recorded instruments are searched in the downloaded Clerk bulk index within its stated date range, rather than through the live Clerk search interface.
Miami-Dade recorded lien sources require manual county searches because county terms bar automated retrieval, so a status may say “not checked.” Palm Beach Official Records require a manual CAPTCHA search. Property appraiser sources are read at search time only if they respond. Tax Collector bill data and some city code-case systems are link-outs that block automated requests.
A zero-hit result means only that the searched source returned no result for that source and date range. It does not mean that no lien, claim, or other issue exists. Missing or failed sources remain unverified and may show as “unverified” or “not checked.”
Accuracy and verification
Information comes from third-party government sources that may be delayed, incomplete, changed, or wrong. The business does not control those sources. Figures and statuses can change at any time. Verify every item against the official county source and official records before relying on it.
The page is provided “as is,” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
Your responsibilities
You are responsible for confirming the parcel's identity, checking official records, confirming current payoff figures with the county, Clerk, Tax Collector, and any lienholder, and getting advice from a licensed attorney, title professional, or tax advisor before bidding, buying, selling, or relying on a result.
Do not use the page for unlawful purposes. Do not scrape or bulk-retrieve its data, resell its data, or attempt to bypass county terms or CAPTCHA protections. Do not use the page as the sole basis for a purchase, bid, or lending decision.
Limits of liability
To the extent permitted by law, Igor Ganapolsky, d/b/a Max Smith KDP LLC, is not responsible for indirect, incidental, special, or consequential losses arising from or related to use of the page. This includes lost profits, lost opportunities, and losses from decisions made using the page. To the extent permitted by law, any responsibility for a claim relating to the page is limited to the amount you paid us, if any, for use of the page. Some jurisdictions do not allow certain limits on liability, so some of these limits may not apply to you.
Governing law
These terms are governed by the laws of the State of Florida. Disputes relating to the page or these terms are handled in the state or federal courts that serve Broward County, Florida.
